PRIME POWELTON, 3419 Baring Street is situated on the northeast corner of 35th and Baring Streets. Second Empire style, this 1877 masterpiece is wider than the others on this street, as its yard. The unique 1877 porch with its original colonnade and elongated balustrade extends across the width of the house entirely and along 35th Street halfway up the block. As canopied and ivied as is the Village, a full 13 trees grow upon this site. The three on the corner are young elms just planted. The surround is totally Victorian, lending a small-town ambience in its perfect collection, especially with the catacorner views of the massive Gothic Revival church at the southwest corner opposite. All first and second floor openings have arched stone lintels. The wood cornice displays decorative scrolls. The original slate mansard is sheathed with asphalt shingles but the dormers have chalet-style detail across the gables. Louvered windows and diverse period details are throughout the building. The house is distinctive not only for its detail and ideal location but also its unusual state of preservation and its sheer amplitude and versatility. The double-gated rear yard is as big as the front yard but it's fenced around the rear (35th St) entrance and paved more with brick. The 131.7 square feet of pavement skirting the lot are all brick. The house itself is divided into two units but zoned for three, but any conversion could easily adapt to a variety of configurations. Presently, first floor has an apartment with front and rear entrances that focuses upon the porch and the front yard. The rest of the house is divided into two units merged into one that could easily house six students per floor in its commodious rooms. Without any modification, $65K is the projected annual net. The 1800 sq' basement has an outside entrance as well as inside one, presently locked for use only by the owner. Two separate sets of staircases climb to the top. There is an extra furnace in the third floor as well as washer/dryer outlets and, of course, a complete kitchen. The tiled vestibule opens to an impressive foyer that through double doors becomes a large chandeliered living room ending in a set of three bay windows. Adjacent is a large eat-in kitchen with oak cabinetry plus a large laundry room with a new dryer and washer as well as that rear entrance. Also to the rear of the kitchen is a large walk-in pantry with a tall window facing north. The second floor has a second large stately living room with mantel and antique mirror ending in a set of bay windows. The third floor features massive armoires and extensive closeting as do the other floors. The ceilings are so high the doors have transoms. Cladding of the building is natural stone.
